Construction is underway on the first phase of West Northamptonshire Council’s new temporary accommodation programme, with Boost TA delivering 38 high-quality modular homes at Lings Park in Weston Favell, Northampton.

The firm’s approach to modular design, build and project management ensures best value for the UK taxpayer and the shortest possible lead time for new homes, while also raising the standard of accommodation for the families and individuals.

Working alongside the groundworks contractor Glympton Construction, Boost will deliver 38 purpose-built two-bedroom apartments, as well as a community hub, children’s play area, a management office and laundry facilities.

Due for completion in October, the development has been designed to achieve an EPC A rating and includes solar panels and battery storage to reduce reliance on grid electricity, improve energy efficiency and lower long-term operating costs.

The scheme is the first of two developments being delivered by Boost for West Northamptonshire Council and represents a significant milestone in the company’s work with local authorities to provide better temporary accommodation solutions.

Boost co-founder Giles Donovan said: “Across England, councils are facing increasing pressure to meet the escalating demand for temporary accommodation. The challenge is about providing enough places to stay, but equally importantly it’s about creating temporary homes that give people dignity, stability and security, while helping local authorities reduce the financial pressures associated with expensive emergency accommodation such as hotels and bed and breakfasts.”

He added: “Our approach is about providing a practical, long-term solution, delivering high-quality, sustainable homes quickly and efficiently. By using modern methods of construction and working collaboratively with our partners, we can rapidly create places that offer residents facing homelessness a safe and comfortable temporary home, while delivering real value for local authorities.

“For councils, this is a swift, straightforward and cost-effective solution and we are now in discussion with growing numbers of local authorities right across the country about how our products can help them deliver quality temporary accommodation while achieving long-term value for residents and taxpayers.”

Following its appointment through the Clear Futures Framework after a competitive tender process, Boost worked closely with West Northamptonshire Council and the employer’s agent to develop a solution that balanced quality, sustainability and long-term value.

Through an extensive value engineering process, the team refined the scheme to maximise efficiency while maintaining the high standards expected of modern residential accommodation. The development is expected to deliver annual operational savings of around £667,000 per annum, with these savings forecast to commence within nine months of the design and build contract being signed.

Unlike temporary accommodation created through adapted or repurposed buildings, the Lings Park development has been designed specifically for this purpose, providing families with modern, energy-efficient homes that support a better quality of living.

Sustainability has been embedded throughout the project. Alongside its fabric-first design and renewable energy systems, Boost has implemented its carbon reduction measures to minimise waste and reduce emissions during construction.

The project is also delivering significant social value, with two local employees recruited for the duration of the build, around a quarter of contract value invested within the local supply chain, and £22,900donated to two Northamptonshire charities through the Boost Community Fund.

Innovation extends beyond the buildings themselves. To support collaboration and transparency, Boost has developed a dedicated SharePoint project management system for the client, employer’s agent, consultants and subcontractors. The platform provides a single digital space for monitoring progress, managing risk and sharing information throughout the project lifecycle.

Lings Park is due for completion in October, followed by a second, 70-unit Northampton development at Claret Park in December.
